Construction Manager — Owner's Representative

Summary

Neutral, a sustainable development company headquartered in Madison, WI, is looking for an experienced Construction Manager-Owner's Representative (CM-OR) to join its team and oversee new multifamily construction projects. The role would be directly involved in the execution of Neutral’s new low-rise infill housing product line.

The CM-OR is responsible for overseeing all aspects of construction projects, from pre-construction planning to project completion. The ideal candidate will have experience in multifamily preconstruction and construction, scheduling, estimation, bidding, subcontractor oversight, contract management, project implementation and commissioning and project close out. The Construction Manager will collaborate with Neutral’s in-house design and technology teams to seek iterative process optimization from one project to another.

Responsibilities

  • Monitoring the design team in collaboration with Neutral.Studio, our in-house architecture team.
  • Monitoring construction progress to ensure quality, design intent and safety.
  • Monitoring change orders and determine necessity and affect on cost and schedule.
  • Reviewing schedules and applications for payment.
  • Managing all aspects of construction projects, from pre-construction planning to project completion.
  • Developing and maintain project schedules and budgets.
  • Ensuring that the project is completed on time and within budget.
  • Negotiating contract terms and conditions with vendors and contractors.
  • Assisting in preparation of bids and vendor selection.
  • Coordinating with architects, engineers, and other contractors and vendors.
  • Managing subcontractors and ensure that they are performing their work according to the contract.
  • Resolving any issues that arise during construction.
  • Seeking iterative process optimization from one project to another in collaboration with in-house design, operations, and technology team.

Required qualifications

  • 5+ years of experience in construction management, with a focus on multifamily construction.
  • Knowledge of common construction methods and practices.
  • Experience in construction scheduling.
  • Fluent in MSProject software.
  • Experience with construction estimation and bid management.
  • Excellent communication and interpersonal skills.
  • Strong leadership and problem-solving skills.
  • Ability to work independently and as part of a team.
  • Knowledge of permitting process, building codes and regulations in WI or other major jurisdiction.
  • Willingness to work in Madison, WI full time and travel to other regions on a project basis.

Preferred qualifications

  • Project experience in Madison, WI and/or Milwaukee, WI.
  • Experience with Passive House construction.
  • Experience with Mass Timber construction.
  • Experience with BIM coordination.
  • Bachelor degree in construction management, real estate development, architecture, engineering, or a related field.
