329 S Duncan Ave is a 4+1 storey multifamily project with approximately 37 market rate residential units located in Fayetteville, in walking distance from both the University of Arkansas and the historic Downtown Fayetteville. The project includes a large variety of units from studios to 3 bedroom apartments, as well as a townhouse typology on the garden level. The building amenities include ground floor lobby with coworking lounge, car- and bike-sharing on site, digital tenant experience platform, and a communal roof garden with barbecue area. The townhouses on the lower floor have private garden spaces. The project is in pre-entitlement phase entitlements; construction start is planned for fall of 2025. The construction implements a sustainability focussed building system with cross laminated mass timber decks, prefabricated bathroom pods, and other components manufactured off-site. This approach allows condensing the construction timeline and start leasing as early as late Summer 2026. The project is designed to Passive House guidelines and will be seeking certification with the International Living Futures Institute (ILFI).
