The Marcus Center is a proposed new highrise, mixed-use development in Downtown Milwaukee. One of the residential towers is set to become the tallest mass timber building in the world. Overlooking the Milwaukee River and Lake Michigan, the project replaces a parkade, and will serve as an anchor within the city, offering a rich variety of uses and activities, including offices, homes, short-stay serviced apartments, and parking on the upper floors, with shops, retail, and restaurants on the ground floor. A hotel sits as a distinctly separate volume as part of the project, serving visitors to the city and includes a ballroom for public and private events, and a spa and a rooftop restaurant with expansive views – becoming a landmark at the south-west corner of the site. The new building will draw visitors into the development through a series of pedestrian pathways connected to downtown Milwaukee, the Historical District, the Pere Marquette Park to the Water Street Entertainment District, as well as create a new, sun-filled City Plaza at the south edge of the site with direct access to the Marcus Performing Arts Centre. The building steps back in height to the north, breaking down the scale of the city block. The design creates views to the city, lake, and river for all residents and users through a central, stepped courtyard and an amenity floor located at the top of each tower with access to a rooftop patio. The project is designed to become a valuable and meaningful part of the city, creating new homes, workplaces, tourism opportunities, and a wide range of amenities, as well as a vibrant destination for visitors to the Marcus Performing Arts Center. The project is designed to Passive House guidelines (PHIUS Core) and will be seeking core certification with the International Living Futures Institute (ILFI). The City of Milwaukee is proposing a one-year exclusive right to negotiation (with possible extensions), subject to Common Council approval.
